How to Prevent Summer Mold in Arkansas

Summer in Central Arkansas is beautiful, but let’s be honest, it is famously hot and sticky. Whether you are living in a historic home in Little Rock, a growing neighborhood in Conway, or a family home in Benton, you know that June, July, and August bring intense humidity that makes the air feel thick enough to slice.

While we are busy cranking up the air conditioning to stay comfortable, that extreme outdoor humidity is constantly looking for ways to creep inside. When warm, moisture-heavy air meets the cool surfaces of an air-conditioned home, condensation happens. And where there is moisture and heat, mold is never far behind.

At 911 Restoration of Central Arkansas, every year, we see a major spike in mold calls during the summer months. The good news? With a little proactive maintenance, you can protect your home or business from becoming a mold breeding ground.

Here is what you need to know to keep your home fresh, dry, and safe this summer.

1. The Crawl Space Trap

In traditional Southern homes, crawl spaces are one of the biggest summer trouble zones.

When hot, humid Arkansas air drifts into a shaded, dirt-floor crawl space through standard foundation vents, it hits your cool floor joists and subflooring. The moisture instantly condenses into water droplets. Over a few weeks, this hidden moisture leads to wood rot, sagging floors, and massive blooms of white or black mold directly beneath your feet.

  • The Fix: Inspect your crawl space with a flashlight this month. Look for visible moisture, wood discoloration, or a musty smell coming through your floorboards. Keeping a heavy vapor barrier down on the dirt floor can significantly reduce the amount of moisture rising into your home.

2. Check Your Air Conditioning Lines

Your air conditioner doesn’t just cool your home; it acts as a giant dehumidifier, pulling gallons of water out of the indoor air every single day. That water drains out through a small PVC pipe called a condensate line.

During heavy summer use, algae, mold, and dust can easily clog this drain line. When it blocks up, that water has nowhere to go but backward overflowing straight into your attic, ceiling, or AC closet. Because these areas are dark and warm, a clogged drain line can trigger a massive mold problem before you even realize a leak has occurred.

  • The Fix: Locate your outdoor AC drain line (usually near your compressor unit) and ensure water is actively dripping while the system runs. Flushing the line with a little bit of vinegar a couple of times during the summer can help keep algae from building up.

3. Keep the “Magic Number” Below 50%

To stop mold in its tracks, you need to control your indoor relative humidity. Mold spores need moisture to activate and grow, and they thrive when relative humidity stays above 60%.

  • The Fix: We recommend keeping your indoor humidity below 50%. You can monitor this easily and cheaply with a small device called a hygrometer (humidity monitor) available at any local hardware store. If certain areas like your basement, crawl space, or laundry room are consistently running high, running a dedicated dehumidifier can make all the difference.

4. Don’t Turn the AC Completely Off

If you are heading out of town for a summer vacation, it is tempting to turn the air conditioning completely off to save on your electric bill. However, in an Arkansas summer, turning off the AC turns your home into a greenhouse within 24 hours. Without air circulation and cooling, indoor humidity will skyrocket, creating a perfect storm for mold to grow across your furniture, drywall, and clothing while you’re away.

  • The Fix: Instead of turning the system off, set your thermostat to a conservative 78°F. This keeps the air moving and pulls out excess moisture without breaking the bank.

🛑 Spot the Signs of Summer Mold

Mold isn’t always bright green or jet black. Keep an eye out for these subtle signs:

  • A persistent, earthy, or musty odor when you walk into a room or open a closet.
  • Discoloration or yellowing water stains on your drywall or ceilings.
  • Peeling wallpaper or bubbling paint, especially in bathrooms or kitchens.
  • Increased allergy symptoms, coughing, or respiratory irritation when indoors.

We’re Here to Help Keep Your Home Safe

If you suspect you already have a mold problem, it is important not to ignore it or simply spray it with bleach, which often leaves the roots intact. Mold can spread across drywall and framing surprisingly fast in the summer heat, compromising your indoor air quality and structural integrity.

At 911 Restoration of Central Arkansas, our certified, local team is available 24/7/365. We don’t just clean up the visible mold; we use advanced structural drying equipment and thermal imaging cameras to find the root moisture source, ensuring the mold doesn’t come back.
